The First Step In Buying A Home Is To Get
Pre-Approved With A Lender
- Money is one of the primary issues that need to be dealt
with in the very beginning.
- You need to determine what you want to commit to
financially. It will affect all other issues, including location, size,
condition, et cetera.
We have several companies that we work with and can recommend
lenders who will help you to become pre-approved. By doing
this, you will be in a much stronger position when making an offer. In a very
competitive market you will need to eliminate any concerns that a Seller may
have.
The Next Step Is For Us To Sit Down And
Discuss Your Real Estate Needs
- To help make our search run as smoothly as possible, we will
need to meet to discuss all your home requirements, including style, location,
price, and special features.
- We will also discuss the type of neighborhood you desire,
proximity to freeways, whether or not school districts are important to
you.
- Remember, the clearer you are, the shorter time it will
take.
- Once a home profile has been created, we will begin the
search process for you.
To Help You Find A Home, We
Will:
- Search the Multiple Listing Service (MLS) everyday, using
the parameters you have set.
- Preview all homes that meet your qualifications.
- Review the Homes & Investment's "Listing
Sheet" daily to look for potential properties that are not yet
public.
- Choose the homes that meet your criteria and make
appointments for viewing them together at a pre-arranged time and day.
Touring Homes
- We will map out a "Tour" so you can view the most
homes in the least amount of time.
- We will note the characteristics that you like or do not
like.
- We will eliminate houses that do not fit your
criteria.
- We will give you all the information that I have concerning
the properties that you select.
- When a home is found that fits your needs, we will research
the neighborhood, and will obtain all necessary information on taxes, schools,
houses of worship, post offices, libraries.
- We will discuss the pros and cons of each house in relation
to your specific needs, but you will make the decisions that affect your real
estate needs. We will not make decisions for you.
This process is done over and over until we find a home that
you would like to make an offer on. It is likely, that during certain market
conditions, this process will be altered in order to get a good home at a good
price.
Making An Offer
- Before making an offer we will make sure you receive a copy
of the Property Disclosure Form (Form 17), which the Seller will have completed
for you.
- All parties involved will meet at the office to set the
price and terms of the offer, and to sign the Purchase and Sale
Agreement.
- We will carefully explain, in plain English, all the written
documents, and give you copies of everything you sign.
- We will then schedule a time and place to meet with the
sellers and their listing agent to present the offer.
- We will phone you immediately afterwards to give you the
results and any conditions of a possible counter-offer.
Closing
- Title Insurance must be ordered. It is your responsibility
to look over the preliminary title prior to closing.
- You will complete the process for final loan approval so
that the financing contingency can be waived.
- You will need to schedule a home inspection right away. I
can give you several recommendations of well-qualified inspectors, and can be
present at the inspection with you, at your request.
- After the inspection you may choose to
- Have the Seller make necessary repairs,
- Waive the contingency,
- You may walk away from the agreement and receive your
Earnest Money back.
- We will follow every step in the closing process to make
sure that all deadlines are met.
- You will sign the final closing papers and the house will be
yours!
